Ambulatory Surgery and Multi-Specialty Ambulatory Care Center
Post content
EW Howell Construction Group was the Construction Manager for the new Ambulatory Surgery and Multi-Specialty Ambulatory Care Center project located on Main Street in Patchogue Village, which was previously the home of various retailers, including Burlington Coat Factory.
This new medical facility offers ambulatory surgical specialties including general surgery, urology, orthopedics, hand surgery, podiatry, plastic surgery, gynecology, and pain management. With several services and multispecialty physician practices in one location, the center provides a coordinated and efficient experience for patients and providers.
The new reuse of the space included removal of the roof structure and mechanical penthouse, as well as construction of new side walls and a roof structure for the new 2-story design. Each floor is approximately 27,000 square feet, with ceiling heights of 12 feet on the first floor and 9 feet on the second floor.
The Patchogue Ambulatory project required new structural work that met the unique structural and MEP vibration criteria for Article 28 ambulatory surgery programs by any AHJ with jurisdiction. The new foundation work, underpinning, etc., for new footings and elevator pits also met these requirements. The north and south elevations received new faces and improvements at the exterior walkways at the building’s front and rear lot lines.
This project is another prime example of the reuse of an existing space in the heart of a downtown district.
The Patchogue Ambulatory project was featured in New York Real Estate Journal’s Developing Long Island Spotlight for 2026.
